Relocation property assessments, also known as relocation home inspections, are performed primarily to offer a professional opinion of the relocating employee’s primary residence and the area immediately surrounding it in their “as is” condition as of the assessment date, with restrictions based on definitions and guidelines established by the corporate client. It is a visual, non-invasive inspection that identifies obvious flaws (not cosmetic shortcomings) and recommends just three types of corrective action:
- Structure
- Unsafe or dangerous circumstances
- Inoperative devices or systems
On the other hand, a regular house inspection done for a potential buyer includes numerous comments that the relocation inspection does not, such as neglected maintenance, “potential” issues that may arise in the near future, code violations, and many small, possibly even cosmetic items. The purpose of this examination, which is frequently referred to as a “whole house inspection,” is to give a prospective buyer a comprehensive understanding of the entire home that they may be buying.

Limits of Relocation Inspections
A code compliance assessment is different from the ERC Property Assessment. This means that flaws are based on the three ERC categories listed above independent of any existing or prior codes. Product recalls, class actions, lender requirements, permits, zoning regulations, and energy efficiency ratings, to name a few, are not included in or reported on in the ERC Property Assessment.
